But there has been appreciation since the property was first placed under contract, so I was thinking I could just turn around and resell it for a profit--maybe doing some light cosmetic work on the inside (e.g. remove fake wood paneling, paint, repair broken window)--since there are a ton of first time homebuyers who might jump at any habitable house for $200k, regardless of zoning.

We'll get ahold of Centerpoint this week to get the gas meter moved and the electrician will start later in the week demo'ing out wiring and starting to pull new for the new layout as well as we are moving the panel.

Almost certainly you will need a new main panel change if it hasn't been updated but no need to rewire barring state regs.

I could be wrong on this, but to my understanding if the work does not affect the square footage of the house nor the structural components, and is simply replacing a "like-for-like" type product (swapping out an old light fixture for a new one, but the are on the same circuit and panel, permits would not be required.
