Most people don;t take the time to analyze doing a new 1st at a higher interest rate because they think that a higher interest rate on the 1st would ruin the investment.

@Derek Samuelson I think your scenario needs some analyzing.  

She can search for properties and you can both analyze them together.

Then when your mortgage company gets the tax bill to pay, they'll pay it, analyze your escrow, refund the overage (or charge for a shortage), and adjust your mortgage payment going forward with the actual estimated taxes based on a real tax bill. 

Besides the many toils and snares, i got a feel for the neighborhood, checked out my first possible investment property and am analyzing it now.

I analyzed 100 deals, put an offer in on 10 and pulled the trigger on one.
