Possibly the newer ones have been improved, but the ones I got in 2018 have had significant problems with the planks drifting apart and spaces appear at the end of the plank in traffic areas. 2 different brands, 2 different houses. 

It was borderline on being a rehab, but now it's a cute little space that does great on airbnb!

Our group is having a virtual session with Ryan Diagle who is going to do a live walk through of a popular underwriting spreadsheet which is widely used in the multifamily space.

Rather than just going to a random bank to ask questions about loans, taxes, etc you should instead connect with some lenders on here such as @Zack Karp so you can learn from a investor-friendly lender rather than a lender that is less familiar with the real estate investing space.

I'm actually opening another business with a partner, a downtown Lounge and Bar (I have 15 years restaurant experience before I was a Realtor) and I want to use that space to host monthly REIAs.

We still need to vet the potential tenant and I know restaurants are tough, but we can always switch it to retail or office space if need be.Purchase price was $246K.

It's harder to rent a 1bed unit because people want a guest room, an office, workout or storage space, etc.Preference is 3bed/2bath in my market.
