At first my biggest internal struggle was how much do I want to put down (3.5% - 20% AHHH) and how much can I spend to get a positive cash flow once I move out and have full rental streams - I've come to the conclusion that it depends on the deal. 

What are the biggest considerations?

Only downside is the time at takes to reciprocate.

When I pressed them on what is the downside to ask the bank's blessing for the LLC transfer, they gave evasive answers and repeated that "they wouldn't look back on a closed clean title".Closing as an LLC in the first place would require higher rates and down payment, and of course I want to pay residential rates and lower down payment.

One downside to DSTs is investors are completely passive and sales or exit strategies are at the discretion of the real estate manager.

The biggest issue in the Private Lending space is that you are living in the home.

Age and experience will be my biggest hurdle by far in this business.

Local government can pull the rug out from under STVRs on a whim, and if (when) the economy contracts again vacation rentals and hotels always take the biggest hits.
