I don't have any real estate experience but I do have a decade of management, customer service and sales experience.

Sadly, I don’t know any particular services that help you to compare rental property markets, I suspect other people can cover that.

It seems like you're figuring your debt service into your direct operating expenses.

It is less likely someone is going to offer their services for free in terms of the time to do a walk through and cost estimate unless there's some incentive for them.

Anybody been through the practical application of the law in a situation like this?

My retirement account is a Florida state retirement fund (so, I would have to quit my current job and possibly pay taxes and applicable penalties on the 70k and, there is a 3 month waiting period once employment is terminated).
