I have an excellent day job that will afford me time to research and find properties (online) but i do not have any money for a down payment right now and am trying to dig out of CC debt right now that was necessary for me to buy my own new house and move.I gave my other house to my wife, we are amicable.

Working full time, finding properties, and putting in offers has been difficult for me.

If you are commuting to work download the podcast and listen to it during your commute (auto university), there are plenty of past podcasts to keep you well informed and motivated for a long time.

I would just rather "pay" for my education in real estate in the form of split profits with a seasoned rehabber over writing a check to some guru in a banquet hall.
