Unless there is an appraisal contingency, once the inspection period closes the only valid walk-way (under most agreements) is failure to find financing on terms disclosed in the purchase agreement.

Standard title means the title  reviewed it and issued some sort of the warranty (aka title insurance) that either:1) Removed exceptions (like prop tax liens) at close OR2) Made note of exceptions that survived close (like a dominant easement on the property).

We called the escrow company and they recommended a real estate attorney they work with but we don't want to spent $300-400 just to add my name on the deed all over again.Is there a cheaper way to do it without going through an expensive attorney which it will also be valid and legal?
