At the Courtsteps: Foreclosure vs Tax Deed
I am trying to find out whats might be the gotchas on acquiring properties on at the county auction : Foreclosure vs Tax Deed.
I understand the basic difference between both, I am looking more opinions from experienced investors that have dealt with this, Is one better that the other?

With mtg foreclosures, assuming it’s a first mtg, you generally get good, i durable title....current/past property taxes become yours along with any hoa debts.
With the tax deed auctions, you have do a Quiet Title action afterwards to get good title, or wait 4 years. Current year taxes become yours too.
