Maybe see if you can get a HELOC over and above the first loan (although those are hard to come by these days). 

Anything over 4 units is commercial where DSCR usually goes up to 8 Max in most cases after that its strictly commercial or SBA.

Get to know them, buy them coffee and spend time with them.

My STR properties have appreciated over $1m each.

I have noticed lots of owners have not kept up with current market rents over the years but when they go to sell, they still want pricing that comparable units have sold for but with much higher rents.
