I've found their iCal link to be unreliable and that lead to a double booking situation and a lot of stress.Also, Booking isn't good for +30 day rentals which is my focus.

Do you have a link to this other Landlord-driven program, which would pay 80%? 

Not sure if this would be worth the cost or not but I also thought about installing some sort of partition such as a chain link fence so that the 1st floor tenant has access to most of the basement and their panel box and the 2nd floor tenant would have access via the cellar door to get to their panel box.
