100k to spend. What, where and why?

Hey all!

We are looking at putting some of our cash into out of area investing. We own a duplex in Oregon and have about $100k to pay cash for something out of state. We've been looking at the Cleveland area. We'd like a duplex. And if it goes well we'll 1031 our duplex in Oregon for 1-2 duplexes in Cleveland. 

Any zip codes or neighborhoods you'd drop $100k in? On what? Why?

Yes but they won't cost you $100000, will be way over that budget.

you've got slim picking in today's market if your budget is only $100000. Even C areas are going for over that price
