If you cap out, the down payment is 25% of the overage. 

Hi Anthony, I live in Puerto Rico and I got to tell you that duplex properties down here are not quite the best investment unless you want it for personal use or buy for rent.

Typically on an investment property purchase transaction lenders will require a minimal of a 15% down payment. 

Some background I am retired and sold down some of my highly appreciated rental business assets in early 2024 and I will have around 1/2 Mill Capital gains for 2024 taxes.

I have gone down the path of painting a few times and it is quite labor intense and with that not cheap, it has to bone REALLY well - prep-work, primer, coat finish, the right products etc otherwise you get crap results.

I initially went in with hopes of re-creating a BRRR but it may not be possible but hopeful nonetheless that rates can go down to profit more from MTR.

I personally find if you sit down and write our what your priorities are, finding a market gets a lot easier.

Between driving there , looking the place over , sitting down compiling an estimate , you would have 3 to 5 hours tied up in that . 

My loan broker was able to get me set up for my VA benefits of $0 down and only $1k and some change for the closing cost, with an APR of 3.25%.

Be sure you are prepared for it by having adequate reserves.Part of me says that house-hacking when you don’t need to (because you could live with your parents longer)  seems a little weird… but if you are doing that to get the 3.5% down I guess I get it.
