And I would encourage you to even cap your max bid lower than that, since you still have to account for any property that is still occupied (and that you might have to do "cash for keys", and that occupants can become irate and inflict damage, plus other factors...)And of course, purchasing with the above 65 to 70 percent rules does not guarantee that there will be positive cash flow; those formulas usually are used for re-sales.

I do think that having an "encouragement" to post bulletins (in addition to forum posts) is a necessary thing, but perhaps 5 points is too generous, if it were one or two, maybe that would still provide the encouragment to post there, but not get abused with crap posts.

Simple as that.I don't agree with those who bash new members for minor or innocent mistakes and when i see it, I make ever attempt to intercede and encourage the new member to stay with us, but of course, follow the rules.

Usually when these sort of things happen the HOA picks up the tab because the properties are empty encouraging the owner to get people in them or sell them.

He ultimately left the company, and doesn't have much good to say about it.Ultimately, the goal of the seminars and training is to get the attendees to go through increasingly more expensive trainings, and at each level get just enough insight that they are encouraged to move on and spend more money.My personal experience reading the RD/PD books is that they are great motivational material, but lack any real substance in real world strategies or tactics.
