An additional strategy for my current house hack is to replace my old garage with a DIY container home or Additional Dwelling Unit (ADU).

By updated, I don't mean a Dwell home, I mean something less but modern/nice. 

They follow the FHA loan rules and are available for SFH's up to 4-unit dwellings only.

When I say 180k house, I mean dwelling coverage @ replacement cost.  

I have been searching the sites for these dwellings, with no luck.

I am also not sure about the permit details, and the idea of having one water meter per dwelling.

I have really no experience in real estate, but I have envisioned myself getting into smaller buy and holds (single families or small dwellings) opposed to flips or large # of unit buy and holds. 

I prefer Texas as I have my Audioprosthologist license (hearing instrument specialist) license there.I'm also considering multifamily options such as 2, 3, 4-plexes etc.We owned a small property in California 12 years ago with several little bungelow type dwellings on it.  

The dwelling coverage will be for the house will be around $148k.A few questions:Am I better off buying a builders risk insurance for the rehab and obtain the HO3 policy?

I dwell in NYC and do require assistance in commercial space (several around me with realtors attached) and also my niche would be SFH, duplexs/triplexs and multi unit buildings.
