Marc, some parts of the Texas market are the hottest anywhere in the nation, especially Austin with double digit appreciation rates expected for the next 3 years.

They have been hiding their head in the sand for a long while, and your presence (letter, postcard, standing at their door, on the phone etc) is an immediate reminder of their situation.

Although as Tyler mentioned, the cap rate is 5%, not great.For those that are willing to put in a bit of effort, recent zoning changes make it possible to get *really* good, one might say, downright un-Canadian, double-digit returns. 

And in the last road trip, I realized that it wasn't very realistic of me to just expect things to go smoothly without my presence here.

It's a lot of research (understanding the area, what renters want, what the prices are daily)  a lot of online marketing skills (I own a digital production company that works with influencers to expand their social media presence) and buying the "right"  place and branding it correctly.
