I've read a bit and it seems to be working fairly well for many investors in BP.Can anyone who have used it tell me if this is a practical idea for a distant property?

Maybe a good place to start for getting an idea (and understand that you could offer whatever you wanted on these properties), is Milwaukeemultifamily.com.

I also wish I would have gotten through my thick head that you don't want to own the property, and the idea that the more equity you have the less your return is. yet at the same time it's your safety net if the market falls.

I have never bought a condo before so I have no idea how to handle this. 

After a chat with a friend of mine about how I am not satisfied with where my Real Estate knowledge currently is, I did some thinking and came up with a crazy (I feel) idea.

In the multifamily space we talk about cap rates, which are somewhat similar in idea.

So I'm hoping that you all can help me get an idea of what to ask for it. 

Anyone have any ideas or know of carpenters looking for work?

This will boost my income quite a bit, but I understand that switching jobs is a bad idea when you're trying to get a loan.What would you suggest?
