So for me the takeaway is as long as your margin is comfortably high, the Smoky's can ride out any storm.

However I take comfort knowing rental vacancy rates across the country are at historic lows and inventory remains incredibly low, while immigration remains strong. 

I would feel more comfortable with it being my first deal.

If not, and I am comfortable with where the market is at I will put a lower offer to ease my mind.
