Seller financing deal Southern Maine

Good morning all,

I am looking for some clarity on the process of doing a seller financing deal on a property southern Maine. I am currently in a verbal negotiation with the seller but if things progress I would like to know where to know the next steps. This would be my first deal in Maine.  Do attorney usually assist in the transaction or are title company Used.  Also if anyone have recommendations on attorneys or title companies that would be able to assist me in the southern Maine area (Saco/Biddeford) please let me know.

Any insight on seller financing deal in general, such as tips and what to look out for is greatly appreciated.
