Would this be a smart investment despite all the natural disasters happening?

So a small 8" natural gas pipeline has been converted to a large diameter high pressure pipeline that is carrying a more volatile, explosive material which can't be detected by smell.

Even 80% deals can work if the rehab is light and the time line can be super quick.

This isn't a 'natural monopoly' like a utility company or subway system, there's no reason NOT to have multiple parallel providers of the good or service.

Downstairs, the canned light fixtures were removed from the kitchen and dining room and temporary air vents were inserted into the ceiling space with commercial dryers blowing and circulating the air until completely dry.

Opened up some walls and allowed more more natural light in.

They had a coin-op laundry and LED lighting is already in place.
