It is designed to protect the innocent and as a byproduct, the guilty get some extra time. 

Being that it's a house on the waterfront, if this is on salt water and because it was built in the 40's, I would pay extra and get the most in depth inspection you can get.

VA loans add a few extra hoops but the lenders have wriggle room and I don't think it will be an issue unless it's gonna be a 10 month wait.

My nights and weekends have been almost entirely devoted to real estate over the past couple months as I am absorbing as much content as I can through BP, books, podcasts, etc. as well as taking classes online to earn my CA real estate license.I have to say I am a huge fan of the BRRRR strategy at the moment and would like to get into the buy and hold rental income investment arena...particularly with MFH investing.

I could basically do everything related to management for them, including optimizing the listing to increase earning potential, organize the cleaning, and everything in between!

These units are a C-class area if that gives any extra detail. 

Our jobs provide some extra disposable income that we would like to apply toward investing in real estate.

If it were me and you are occupying the primary residence on the lot I would not spend the extra money to separate utilities. 

My thoughts were exactly the same regarding chasing down tenants regarding the extra money for utilities.
