I mean, you could skip that step, technically, and it wouldn't catch up to you until someone takes your LLC to court, but that's not really a risk you want to take with hundreds of thousands of assets at stake.

Main reason I don’t think this is at all viable is because I’d be paying crazy 39.6% fed & 13.3% state taxes on the gain, which by my math is many hundreds of thousands in taxes.2.

RealCrowd and Crowdstreet charge to access their investor base which is only one of hundreds of channels to locate investors.  

I'm okay with paying the money for the course if it points me in the right direction and I can get started in real estate (even if it's a few extra hundred bucks a month).

She specializes in kitchen and bath so I know she knows cabinet installers but I bet she knows others as well.

The biggest variable for me is property type, yet it's never offered in the hundred of should I LLC questions on here.  

I have a Duplex that is a century home I would like to update the kitchen with new cabinets and flooring.

I have separate folders on excel for each property, when I pay a bill or spend any money on a property, I record it in that properties folder as well as put the receipt in a separate folder in a locked file cabinet.
