They are on a time limit before the listing contract expires and they don't want the property tied up with someone who's not guaranteed to close.2; If its already been on the market for awhile its more than likely hundreds of investors have already seen the listing.

I mean, you could skip that step, technically, and it wouldn't catch up to you until someone takes your LLC to court, but that's not really a risk you want to take with hundreds of thousands of assets at stake.

I have separate folders on excel for each property, when I pay a bill or spend any money on a property, I record it in that properties folder as well as put the receipt in a separate folder in a locked file cabinet.
