Paint, flooring, roofs and normal deferred maintenance.  

I tried letting pets come and have pee stains on the rugs, so I stopped allowing themI have replaced the floors in 3 of my Short Term Rental homes to waterproof vinyl planking, so I am now considering allowing them again.Please help me decide Pets or No Pets- Tell me some of your findings with pets.How much extra do you charge per pet?

We did some maintenance I terms and painted the basement walls and floors and professionally cleaned the house.

Its a quick  fix, this flipper is hiding the issue of a bad floor,  He should have tiled or carpeted it instead!!!!

When the company finally located the septic, they discovered it had been covered by a slab of concrete in the house.

Most take a floor rate on every loan while on LOC.

I know the floors should be the last thing to be done.

Not sure if it matters, but the whole building and all units have a fire suppression system and other things needed for a commercial building since the 1st two floors are commercial, the city made us make the entire building outfitted with a fire suppression system and wireless notification.

Have to jack up 3 stories of floor joists which is not something I feel comfortable doing unless it’s vacant. 

We walked in to dirty floors, windows, a great deal of mold under kitchen sink, carpets trimmed in black dirt.Noticed HVAC unit was corroded(no, I didn’t see it well enough prior).
