Arizona Septic Inspection
I did a ‘For Sale By Owner’ in rural Arizona. Finding a realtor to sell this property in this location was a nightmare. The property was inherited so I didn’t know much about when selling. I told the buyer everything I knew.
The buyer declined an inspection and signed the purchase agreement. We did go through a title company.
I wasn’t aware of the septic rule in AZ(my mistake). The title company said they don’t police it and wasn’t actually going to say anything about it until the buyer brought it up to them. The title company still didn’t police it then and said they could still close without it.
I called a septic company to get the septic inspected and they continued to blow me off even on the day of the closing. I warned the buyer that the septic wouldn’t be handle by close and gave them the option to push closing back. They declined and went ahead and signed.
I followed through on my part and sent a more reliable septic company to the house to do the inspection after closing.
When the company finally located the septic, they discovered it had been covered by a slab of concrete in the house. I was told I would have to hire a different company to remove the concrete and then bring the septic company back for inspection.
I’ve already paid the septic company for going out there and locating the septic.
At this point since the house is already closed on, am I obligated to continue to put forth money into this?
