On the books are Margaritaville development and Hard Rock development with 1000s of acres of homes to be built, that is a bit north and west of Sherman.

There is a lot of new development moving south and west of Notre Dame.As for the specific neighborhoods - I think you can simply refer to the Trulia crime map as it tends to be pretty accurate.

I am an STS agent in the Emerald/Forgotten Coast area. 

Also buying on the Pacific coast highway and having to supplement another $3000 a month in mortgage payments for the sake of appreciation is also not worth it. 

With everything so expensive within the east coast how can work cash flow positively?

As far as the hurricanes some areas seem to be more prone than others such as the panhandle and west coast.
