The attitude of EVERYONE there is that unless you are going to go for one of their fee-based programs, they are quick to write you off and will just transfer you to the robots in India who you just want to cuss at all day because they are absolutely worthless!

Each project is numbered and etc, along with each active project I have a bunch of folders (contracts, submittal in, submittal out, schedule in, schedule out, CO in, CO out, etc), of the 20+ folders one is called Drawings and Specifications, under this there is Concept, Draft, Final Folders, then a Master Specs.xls file which details: brand names, colors, model numbers, location, etc and most importantly Remarks.You can share each folder to a specific client i.e B17-01 123 Main St can be shared to investor 1, B17-02 456 Second Ave can be shared to investor 2.

I don’t know how to resolve this situation.This is a common occurrence with tile  especially if you do not have the right systems in place.If you have clear documentation of what tiles were supposed to be used where and the contractor signed off on it (this is a submittal) then do not pay them.

If you tell them exactly what you're doing, the lakewood permit counter will give you a list of required submittals and/or architectural exhibits... assuming they're open again.

It is correct that there is no place to include a deadline on the submittals, and if you pressure the listing agent and some snags come up (repairs, etc) then they may be less willing to go to bat to help you.Buying an REO is a different animal, and deals can be had, but you need to submit your highest and best off the bat, and if its a good deal, ASAP!
