Turnkey is just a promotional word and it, just like passive investing, require the same due diligence that any other investment requires.  

As for non-bank loans, I'm familiar with a loan program that provides 100% financing, but it requires a minimum 650 credit score and proof of funds covering 12 months of interest.

I'm not sure if they still have the 2 year requirement on income if it's going to be your primary residence.

Our rates are 7-12%, with no down payment required.

Lending capacity should only matter to those with large borrowing needs and require large legal lending limits but that wouldn't apply to hard money lenders anyway.

With that they may be able to recoup from their renters insurance (hopefully you require this)  If locks are damaged and the unit isn't secure you would need to take care of that right away.

Depending on how it is done and what guarantees the government offers and requires of the released entities, interest rates could move slightly higher.
