On the question you asked if you want to allow her to paint approve the color (to make sure it is not too much of an issue after she leaves) I say this today after putting ceiling white on a hot pink bathroom ceiling....But to avoid the cost issue tell her in writing that she is painting at her own expense.

I've seen people swap "pink slips" for cars straight up, even when one car is worth significantly more than the other.
