They are looking from the inside out at exposure to trees, ADA, trip and fall, wind storm, hail, lighting, bed bugs, dog bites, eviction....so the cost to eliminate the exposure for the product you are selling is maybe small to you, but to them there are a dozen similar concerns.

The couple of claims on primary were roof replacement ( wind/hail damage) in 2017 and ice dam- water leak/damage in Feb 2021. 

this is why Vegas when its all said and done.. we call that chicken guts and feathers Vegas for cash flow is very good market.. when Justin talks about 2 to 3% for property tax's Vegas would be less than 1% or maybe 1 % .. no hail no wind no soil issues.. its a great place to own rentals and have some of the lowest operating costs in the US.

Tenant specifically agrees that he will be responsible for, andagrees to pay for, any damage done by rain, wind, or hail caused byleaving windows open; overflow of water or stoppage of waste pipes,breakage of glass, damage to screens, deterioration of lawns andlandscaping whether caused by drought, abuse or neglect.

There's just far less speculation and buyers are falling into a few groupsA) Big buyers that have always and will always be buying, they are just adjusting down on numbersB) Buyers that are afraid of the market and opting to wait and see what happensC) Buyers that know we are in a market shift and are making hail mary YOLO offers to see what they can get (Which will work better now than when the market was red hot)I'm actually glad we are shifting.

I/we've been on numerous jobs where you can't find one mark at all from any hail etc, but the client will say "oh?

The buyer would prefer a better roof situation since the current roof will need to be replaced in 3-5 years or one more hail storm from the inspection report.  

The days of sitting on a corner waiting hailing down a taxi cab are over though even if Uber goes bankrupt tomorrow.  

The loss was damage to a roof from hail.

.) - I would approach the one you think would be the most amenable to having their mailing address used as a local contact.Alternatively, if you live close enough to the property where you fulfill these roles, I would appeal to the appropriate authorities with your situation, and explain to them that you understand the intent of that restriction, and that you fully intend to bear that responsibility even though your address is on the other side of a line some dude drew on a map many decades ago.A final "hail mary" might be that you set up a "Mailboxes Etc." post box or something similar.
