I don't think most tenants see pools as an amenity worth more.Maybe you fill it in and make it common area like a gym or community room (I've seen one guy make a study center for kids to do homework outside their apartment and tenants loved it).

Yes the HOA will add to your expenses, but you also don't need to pay for fire insurance, outside maintenance, long-term capital improvements such as new roof, water, trash, and whatever is in the community such as a pool or gym.

And if you do seek to work for such contractors, even as a lowly laborer, fetch-n-carry grunt, earth digger with a shovel; then please start working out in a gym so you have the muscle mass & stamina to give an honest day's work to you employer, & you don't end up getting fired.
