My advice is not to give her a reason to squash your second project because DIY is a nights and weekend endeavor at best and will absolutely take time away from family.

A house hack is like that beginner run (but BRRR'ing, wholesaling, and out-of-state investing are more like double black diamonds).The fact of the matter is: real estate investing is a high-stakes endeavor, and the more advanced strategies (like wholesaling) can easily bankrupt a beginner when they're executed poorly. 

If you are asking that question, either you aren't ready yet to start this type of endeavor or, you (or me admittedly) are missing something with your question.You can buy REO property from the bank with piggy bank money, drug money, gambling proceeds, mattress money, draw against your equity line, money found on the street that fell off the back of an armored truck, inheritance, gift from grandma, loan from uncle Billy or, from hard money.

@Bruce Woodruff it’s more of me not paying a lease and helping them take care of their property for them for Airbnb so yes they furnish I will transform their earnings to 25% higher and keep the house in better condition!

The cash flow is unbeatable and we will leverage the home on a commercial LOC for future endeavors.

I think we often opportunity in our endeavor, and rush in regardless of the effect on our time, efficiency, productivity, and mental well being.

If you need to go through that process, it is good to talk to a real estate attorney right away and your local permitting office to get a understanding of the prerequisites, costs, and timelines for such an endeavor.
