Direct Mail Marketing for Listings

I recently read a statistic from an American university that said 81% of people respond to direct marketing efforts on the 5th contact. This was not real estate specific, and the 4th contact yielded a 10% response rate. 

I have decided to put this to the test in my own marketing efforts. I have a goal of contacting my list of 745 multifamily owners in the Jacksonville Beach area 5 times over the next 8 months. I've got my first three planned out, but I wanted to run this idea by some other agents to see what they are doing in their own DM campaigns.

So, what are your favorite types of mailers to send out?
