People are always wanting to share success stories or failures to help teach someone. 

I'm sure you will gain some interest from potential investors then maybe they can supply you with the down payments and you can pay them back over time and you could buy more per year.From what I know, business is a slow game and from what I hear, successful Real Estate Investing can be boring.

There are many different pockets and neighborhoods that investors are finding success in.

Thanks  I just did a decent-to-successful BRRR in Kyle, TX.

They do have a good team that handles the closing process very efficiently.   

And since mortgage lending for these loans was handled pre NMLS by real estate brokers.. there is a disclosure form right on the state department of real estate website that gets printed off and describes the process and you add in all the investors in this one doc for all investors to get a copy of ..  

Honestly, I wouldn't sell it, I'd keep it, buy another similar property and repeat that process over and over.

Also, you probably need a civil engineer to make sure everythign is viable, since part of the approval process is having a civil draft up plans for sewer, water, grading, etc.
