I have since found that the best long-term return is created through passive income with rental houses.  

Hello Shad,I think there is always a time and place for flipping, but I think you build long term wealth with buying rental properties. 

We focus on small multifamily rentals, and mobile homes with land.

Hello BP community , I am new to real estate investing in the San Antonio area, I have capital to invest in and my credit score is 640 , I plan on using the  VA loan for my personal residence but I want to see other options for a rental property.

HelloWe've had great success on our two SFH long term rental properties, and one of the parts that I really enjoy in this endeavor has been the deal analysis. 

I bought my first property in 2015 auction rental for 7 years, my 2nd 2017(now primary) at foreclosure.

For a first deal it felt safer than a single family rental due to the fact that while possible, the chances of all units being vacant at the same time is much less than a single family being vacant.

Our plan is to hold this medium-term rental property to build equity and develop a larger portfolio soon.

Hey @Faiyaz Hashmi & @Ali Ahmed - Here is our local Chicago meetup...we are discussing airbnb / short term rentals. 

Even if I was the senior lender for one of the new developments, in a downside scenario I wouldn't know what to do with the land / the half-finished or finished (but unsale-able for whatever reason) inventory.Therefore - I don't want to invest / make a loan in the development JV itself - I would rather make a loan at the parent-co level where there is collateral in the form of completed properties that are generating rental cash flow - they do have mortgages on them.
