Hello BP community , I am new to real estate investing in the San Antonio area, I have capital to invest in and my credit score is 640 , I plan on using the VA loan for my personal residence but I want to see other options for a rental property. Any advice to help me start out would be great thanks!.

Welcome to the BiggerPockets!

To invest in San Antonio's market, consider the VA Loan for Primary Residence, offering zero down payment and competitive interest rates. Conventional loans require higher down payments and PMI. FHA loans can be as low as 3.5% with a one-year occupancy requirement. To get started, educate yourself on real estate investing, join local investment groups, analyze the market, prepare financially, find suitable properties, and analyze the deal. Start small, leverage VA benefits, and stay patient.

Good luck!
