As an agent, I want to know you have the ability to close, and the intent to close.

The intention after that is to flip the home in less than 6 months. 

Is it acceptable to use a short Letter of Intent rather tan the full purchase and Sales agreement in MD?

The tools to acquire or control are: Sub2 without a note Sub2 with a note Wrap - AITD Lease Option (with intentions to sell your interests as opposed to sandwich) Land Trust Purchase Land Contract Purchase (Installment Sale) Private First Mortgages for free and clear houses The strongest possible transaction for a buy and hold is a sub2, where you get the deed.

@Brad Nosan Does your family concern focus on projects locally and is that your intention for the MF diversification as well?

It is hard to help you work this out not knowing what your intentions are.

Did you purchase and rehab with intentions of flipping or holding?
