We informed the buyers agent of the above, and to make a long story short, the buyer's broker is now demanding (not so nicely) that we pay to fix the sheathing ourselves before closing! 

My friend had the same issue and we found a construction company in San Jose who is knowledgeable and fixed the problem. 

I have been doing some part time real-estate investing (In Oregon), made some good money on a few fix and flips over the years.

He informed us he fixed the issue by directing the flow of water away from the garage.

I also would not have told him you were selling it because if you do deduct things from his security deposit he will complain that, "you were going to improve that, or fix that anyway to get it to sell."

Any advice on this vs fix and flips??

So this property is the one I currently live in but the house is in my mothers house she was thinking about trying to start fix and flip she’s unfamiliar with the process I have more famIlIarIty than she does as I have done a ton of research and have been a BP member for some tIme.

Hi Nicole, have you thought of using a fixed fee accounting service that uses automation and their own workforce to take the daily tasks off your plate? 

There's wholesaling, fix n' flip, foreclosures, house hacking, multi-family.... the list goes on.

I figured that I could buy them, fix them up a bit and sell them separately for a larger profit.
