I was just given an opportunity to help seller find a buyer. He’s offered to give me a certain percentage what should I do and where should I look to find buyers? FYI this is a $440,000 TURN-KEY property. Just looking for advice...

Pretty sure legally you can't get paid to help someone else buy a home.
Not sure about in RI but here only a licensed real estate agent can make money on a transaction that they don't personally own.

You might want to do some research on that first and foremost.
I'd venture to say that if he's asking you to help him find a buyer and you don't even know where to start then it's probably not a good idea for either of you.
He'd be better off just listing it with an agent.
