For the last 3 months I have just been diving into different resources from books to online articles to podcasts (which is where I found BiggerPockets) and even meeting with a few people who I knew were in real estate to see where they got their start and what my next steps should be.

Pay some one to do a deep clean of the inside.

Dive into the forums and I know you will find the right strategy for you!

While you are starting in a deep hole, nothing is impossible if you are hungry enough to work very hard!

For example, under the “waterfront property†factor there would be additional particulars that you would want to be familiar with such as the body of water it is on-deep or shallow, amount of water frontage, access to bigger water, amount of wetlands, and boat dockage… key factors in determining the property value.

I had a tenant move out and there is not much to do.They did not deep clean but I can finish the place thoroughly clean in two hours on this 1400sqft unit.Would you clean it yourself or hire a cleaning crew since the tenant pays for it or just do it your self?

I've seen too many near trashed, or at the very lease requiring deep cleaning.

The land is also next to a quarry and is likely gravel (which would make construction easier but could also mean the contamination is very deep).

Send out your mailing, get some action and dive in.....it will either work or not, but you will learn either way!
