I can see the courts so backed up, that your tenants could live the year or more without payment. the kicker, is that to protect your investment, you will STILL need to do maintenance.I wonder, if the law that allows a tenant to live for free, would charge me for failure to keep certain provisions like heat, air, cable, water, sewer and more in place when my funds say no!

Do you usually use official sources such as court documents, or go through the white pages?  

The new rate has to be high enough to cause pain to the tenant, but not so high that a court would reject it.

If they disagree, they can write you an angry letter or take you to small claims court.

If you have service issues (common enough, from the time I’ve spend in L&T Court), it can take 4-5 months.

But always a function of square footage.The school proximity is useless if you dont have at lest 3 bedrooms and 1200SF.Makes me wonder what PM you are working with??

Good morning BP, I wanted to get a quick heads up posted regarding the CARES Act and restarting courts for evictions proceedings.

Small claims court will only file amounts less that $10,000.

The reports are pretty handy too, and it can function as a limited version of a CRM to track notes for each lead, schedule Follow Up calls for yourself, etc. 

The last thing you want to do is go to an eviction court in 30-60 days, have the case thrown out, and have to file again because of something you overlooked.
