The home is rural, so would need a septic upgrade and some cosmetic updates to make it fully functional. 

Keep or Remove Brinks Alarm System in ~95k Flip House: We believe we should remove it while we are paint prepping as it may represent a hassle to potential buyers, but it seems to be a fully functional and not too old Alarm system, that would just need to have the monthly service connected with the Vendor. 

Its a lower end home, functionality would be more important than appearance. 

Currently, its functionality works for me.

The owner has a number in mind, but for now he wishes to keep that to himself.I got two different local realtors to look the apartment up and visit it on-sight with me, to tell me how much they'd value the apartment at, so that I could look into making an offer if it would make sense as a function of loan-payments, maintenance, bills, rental income and so fourth.

Really looking for the following services (some or all):-> File taxes for properties/investments under my personal name-> Prepare K-1 for investors/LPs-> Provide back-office/CFO type functions (optional but would be great to have).Any recommendations would be much appreciated.

Cap rate is essentially a function of supply and demand so properties in higher demand will usually have a higher purchase price per unit, whereas in the flip side is higher cap rate properties are less desirable to own and considered higher risk so they are less expensive. 

(Admittedly, the CC City website's search function doesn't seem to search everything on the site, so it's entirely possible it's there, somewhere...)
