Contractor in Minneapolis for a small rehab

Hello BP community,

I am starting my REI journey and I'm thinking to start with my house and do a small rehab in the basement to build more equity and then refinance or get a HELOC and go from there. The reason that I chose this path is that I really like the BRRRR method but I think it's not the easiest for beginners to start with (any thought?), so I think starting with my house would be good because I'd improve my house anyways and this would be an experience for me in how to do a rehab and work with contractors. To add more context, I am going to add a new bathroom in the basement and finish a small area about 200 sqf next to it, perhaps add a kitchenette as well. There's already a bedroom and a big living room in the basement both finished, but the bathroom is unfinished. Main level is 2bed/1bath. My questions for the community are:

1- Is it a good idea in general? I mean, does finishing a bathroom in the basement add enough value to recoup the cost?

2- Could you please suggest contractors in the Twin Cities area? I don’t think the project cost will exceed 10k. I’m looking for contractors who are reliable, not pushy, and reasonable in pricing.

3- any other suggestion, perhaps something that I’m missing?
