My issue is that I'm looking to do renovations starting in June 2016 and haven't found a contractor that will reply back.The contractors will either not follow through after I call them to view the property.

Looking forward to seeing if my views change on this idea.

That the best way to do it is to view the property and then bid on it.

From a moral point of view I am glad we gave her every option to escape the situation that we could (which it sounds like you are willing to do as well). 

I would look at this deal from a worst-case scenario point of view and determine if it still fits into your style of investing.Kenneth R.

Recently I've headed a group of newbie Chicago BP   investors that go out every Saturday to view properties and make offers using no money down lines of credit.

I have done 3 just as you described and it took about 2 yrs. each to change and live down the reputation.
