We've seen many out of state investors - after the fact, unfortunately - who were taken advantage of, by contractors mostly, but also by licensed agents as well.Jay Thomas hit the nail on the head - having boots on the ground and procedures in place to verify things are key.

If you go that route, definitely speak with an attorney about writing up the agreement, so that if/when issues arise, you have clear mediation procedures in place.

@Michael Nabors this is common with some people they just never follow procedure they never actually divorce they never probate their estates etc. the deed is of record.. and sure you can get a quit claim from who ever is on title now but no title insurance I suspect.This Is a quiet title action with most likely skip tracing to find heirs etc.. these can take months or they can take years.We find this very common in Charleston SC...

They had to go 2 weeks without hot water; in a nice way I reminded them of the procedure that we have always made repairs in 24 hours and to never, ever call anyone but us to get things fixed.
