Maybe the amount required varies by state law.I don't see how you could give much more consideration than $1-$10 if you were doing a short sale or buying something subject to that was upside down.

Or you might expect to sell the property in 1-2 years so lower points but a bit higher interest rate could make the most sense.Also consider if there will be pre-payment fees if you pay off the loan before the end of the agreed lockup.There are many moving parts so the best loan will vary per deal.
