Without knowing the details of your property I can't suggest a particular company. 

Id suggest doing a fix and flip first then buy a rental.

Since I live in a fast selling market I will most likely not have 30+ day for the board to review my proposal.

While I am not local to NWA, I would suggest looking into meetups through meetup.com and local Facebook groups.

If you are wanting a quicker ROI I would suggest flipping a few deals here and there to get the cash quicker but with that you are always on the hunt for your next deal  

First thing I would do is request all platforms they are listed on and get on there and read the reviews that will tell you a lot about who is selling, if it's a good investment and condition of the home

I'd tell them if they want you to pay $8K in closing costs, then they need to up their offer to $224K to cover the extra $4K in closing costs.What does your realtor suggest?

You don't want guests who complain about internet service on your reviews.
