I feel confident I know what a good deal is now, but have to admit I’m in no position to fund any portion of it.  

The golden rule states that "you should love your neighbor as yourself"(I know that it is very easy to say and repeat, but taking action is what we should all strive to do and act upon because anything is better than nothing).

That route would put me out of the game altogether.With this background now set,i mean to ask:if you were in my position,how would you proceed to structure a no-money down in this instance?

They must respond positively to each requirement or you reject them immediately.

I am so glad you were able to turn a negative into a positive and not become jaded about REI.

To anyone reading this thread that may be in a similar position. 

So far, it has given us a positive response and worked well being on a friendly relationship with them.

I need a mentor because I'm ready to make mistakes and learn from others' mistakes and take action.

I'm new to real estate investing and looking to take action on my first property.

During the year rented, bottom line was ~8k in the positive.
