I would need more information here, but if I'm reading your OP the same way as Theresa Harris than I agree with her assessment.

The country is paved with the wreckage of would-be investors with a few nickels put together who bought tax deeds (or notes, or liens, or properties, etc.) blindly. 

i'd do a lease addendum adding the new roomie, for the 3 existing tenants to sign, and have the new tenant also sign a new lease packet. you want to be sure they're on board with all the terms of the lease that the others agreed to. :)

Agree here, it seems like a great way to save pennies but then pay dollars later IMHO

We operate in almost every state across that area including Oklahoma and Missouri so we personally invest in this part of the country.
