One of my favorite types of properties to buy is one that has had a couple of full-on renovations back in the 70s or 80s, as the cosmetics are usually completely shot by that point but a lot of the systems were upgraded at that point - 200 amp panels, copper or pvc water lines, pvc sewer, older/dead central HVAC, etc.

@Shar M. only good advice you can get on an internet forum with this little information is to get a GC out there to bid the project.You could be looking at a light cosmetic rehab or a massive, can't get the plumbing to work, need to tare down level project and anywhere in between.I say be more concerned about the things that you can't see (plumbing, sewer, HVAC, electric) more than the things you can see (Sheetrock, paint, etc.).

If it’s a legitimate gripe I’ll fix it but if it’s cosmetic or not a required function to maintain the house I’ll just tell the tenants I have plans to do continued updates and repairs in the future ( which isn’t lying) to get them off my back. if it’s unreasonable I simply say “ no”
