Your insurance co will investigate why the tree feel and if the neighbors are responsible they will work it out with the neighbor and their insurance co, you don't do anything....other then file a claim with your insurance

Hey guys so I’m looking to currently buy my first house my credit is above 700+ I’ll have a co signer aswell to increase my DTI if needed I’m looking to acquire a 300-325k home in Las Vegas my goal is to live for free I wanna rent out the rooms to cover my mortgage and all expenses if possibly I’d like some advice on people who have done this prior I plan on getting a single family how do you come up with a estimate to how much rooms can rent for?
