New Virginia Investor and landlord. Need help with landlord docs

I recently moved to Virginia and am looking at buying my first property that I will actively manage. I currently have 1 property in Colorado that has a property manager. I am running into analysis paralysis over property management and need help with law and forms. My biggest fear is issuing a lease agreement that is missing something or against the law and it causes a problem later on. I want to make sure I provide my tenant with required documents that can hold up in court.  I read so much but most of the books gloss over the subject and are more of motivational books than substance. I read the landlord tenant law, I just don't know how to put that into a contract. I am not a realtor so I do not have access to a lot of the resources like Virginia Association of Realtors.

Any advise on where to get all the forms? And what is your favorite non motivational book on this subject of landlord tenant law?
